Flat-Rate Drain Cleaning (Standard Access)
- Standard Fixture Drains: $150 flat rate (Includes: Tubs, Bathroom Sinks, Kitchen Sinks, Toilets, Washers, Utility Sinks, and Floor Drains.)
- Additional Drain (Same Visit): $80 per extra drain
- Roof Access Fee: $75 (applies if clearing a drain via roof vent stack)
- Warranty: 30-Day Warranty on all drain clearings (unless specified otherwise on invoice)
General Plumbing & Installations
- Standard Plumbing Labor Rate: $185 for the first 1/2 hour (prorated at $185/hr for additional time)
- Standard Hot Water Heater Installation: $2,100 flat rate
- Toilet Installation: Charged at standard labor rate ($185/hr) plus materials
- Pickup & Disposal Fees: $75 per appliance/fixture
- Warranty: 1-Year Warranty on plumbing repairs (unless specified otherwise on invoice)
Job Hazards & Specialty Fees
Crawlspace / Confined Space Fee:

First 1/2 Hour: $75

Additional 1/2 Hours: $50 each
Hourly & Specialized Drain Services
- Mainline Clearing: $200 / hour
- Storm Drains: $200 for first 1/2 hour (prorated at $200/hr for additional time)
- Camera Inspection: $200 / hour (includes locates and video upload)
- Hydro-Jetting: $240 / hour
Custom Bids Required
The following projects require an on-site inspection and a formal custom bid:
- Whole-house re-pipes
- Main water line replacements/repairs
- New waste or water line installations
- Specialty equipment installations
